Vertically Integrated Team

With vertically integrated acquisitions, accounting, legal, asset management, and leasing functions – AGW enlists a conscientious and hands-on ownership style. Together with our affiliates, AGW owns and operates over 2.5 million square feet of properties.

Retail Edge & Knowledge

Clean Rite Centers (an AGW affiliate) is the largest operator of retail laundromats in North America. As compared to other real estate companies, we hold a differentiated and ingrained retail mindset, outlook and expertise in core retail areas including the way our tenants evaluate site selection, store profitability, pricing, buildouts, and more. This operating knowledge and edge leads to meaningful real estate synergies.

Growth Mandate

AGW has a meaningful mandate to grow its portfolio through new acquisitions, and has a long-term and flexible capital structure. We provide highly competitive contract terms including short closing timeframes and large deposits, and we have strong comfort in value-add circumstances including short remaining lease terms or tenant delinquencies.

Target Criteria

Mixed-Use Assets
in Northeast & NY Metro

AGW owns and operates several retail and mixed-use assets in areas adjacent to NYC, including Greenwich, Stamford, and Norwalk. Our target locations include NYC, Fairfield County, Long Island, and Westchester. AGW seeks assets with long-term rental upside, strong neighborhood locations, and high quality physical attributes. 

Unanchored and Shadow-Anchored Retail

AGW has considerably expanded its portfolio of unanchored or shadow-anchored shopping center assets, notably in Atlanta where AGW owns over 250,000 square feet of properties. The Company has additional unanchored retail assets in the Midwest. Even during periods of uncertain capital markets, AGW has remained highly active in this sector and has a mandate to acquire an additional 2 million square feet. AGW is currently pursuing similar retail assets in Atlanta, the broader Southeast, Midwest, and Northeast.

Unanchored Retail Requirements:

  • 30,000 to 70,000 square feet
  • Over 25,000 vehicles per day
  • Low submarket vacancy
  • No single tenant occupying over 20% of GLA
  • Strong retail corridor within top 20 MSA
  • Prefer shorter WALT and below-market rents
  • Portfolios are welcome
